OPTIONS CONTRACT

I have been contacted by ________________________________________________________ who is interested in buy one of the puppies I sell from the ______________________________ litter.  I sell puppies “only" to people that have a fully fenced back yard, or a ranch.  I offer said buyer the option to purchase a pup from me at a price of $ _________ with proof in two weeks that said buyer adheres to my “requirements” as posted in the document available for viewing on the website www.megabucksranch.com.  After two weeks I can offer the pup to another buyer if buyer does not pass a reference check and adhere to said requirements.

If said buyer lives in a subdivision that disallows above ground fencing, she can not act on my offer of an option to purchase.  If buyer does accept the option and pays me $200 to keep the offer open for two weeks, I am under no obligation to refund her $200 if the two weeks pass and I haven’t received proof that her yard is fenced, or a ranch environment and the references do not check out, I can keep the $200 and offer the pup to someone else.

If said buyer qualifies under my requirements and provides needed proof of housing and references.  The $200 will be deducted from the purchase price of said pup.

If buyer can't or don't meet the terms of the option contract “and” if the signed contract is not returned within one week, the contract is "null and void".  The dog will need to be returned, the purchase may or may not be refunded and any new contract, if determined one will be needed, will need to be negotiated if the dog is still to be purchased.  The final decision in the negotiation will be the decision of the breeder.

 

In the event of a dispute, the County of Washoe, in the State of Nevada will have jurisdiction over the matter.
